A WORD ABOUT THE REAL ESTATE MARKET IN 2008.....
Every day we hear gloom and doom stories on the news about the housing market being so bad, forclosures are at an all time high, recession is imminent, the Feds are going to help by increasing their limits, banks and mortgage companies selling out or going bust all together, the stock market up and down, and the list goes on. As a Realtor I can tell you homes are still selling here, buyers are still buying and there is something for everyone! No matter what your needs I can find a home for you. The sensationalism of the foreclosure rate is the same as the sensationalism of the investment opportunities in certain areas of the United States for the last 5 years. Remember the folks in California that sold 600 sq. ft. bungalows for a million dollars? Well, they came, they invested and now they are spent out. The market bottomed out in Calif. and no more over priced bungalow transactions are happening which stopped the transition from Calif to other parts of the country. I call that normal. Another little tidbit is PMI Payment Mortgage Insurance. The lenders made everyone without their 20% downpayment pay it. PMI is insurance the HOMEOWNER pays for so that the LENDER is covered in case of foreclosure...HELLO! The lenders haven't lost a dime folks! Believe me, the big lenders put small satelite offices in business under "other" names to scarf up on those B C loans that should not have been made so they could buy them from themselves as soon as the loan was closed and made PMI a requirement. They knew what they were doing. That's called CONTROLLING THE MARKET. One major lender just sold out to a major bank because they had a 7% forclosure rate but they had enough money to give their CEO 1 million dollars severance + country club fees for 3 years and free rides in the company jet for life....does that sound like bankruptcy to you? They were probably just too busy filling out insurance claim forms to service their good loans anymore. Oh and by the way, you did know that insurance companies are the largest funder of mortgage loans didn't you? I'd call that coming full circle wouldn't you? The bottom line is this, if you want to buy you can but be aware and if you still have doubts commission with a buyers agent such as myself that will watch your back and explain every step. Not ONE of my buyers signed up for an ARM (adjustable rate mortgage) and none are in foreclosure. If it's not good for you it's not good for me!
